High End LV High Rise Condos Hit NEW Heights


For several months here in Las Vegas there has been all kinds of news and information about our local High Rise Condo & Real estate market coming from every which way at an extremely quick pace that sometimes can confuse or even misinform it’s viewers and readers. It’s no secret that the Real Estate market as a whole has taken a huge Hit. Las Vegas had lead the nation in highest foreclosure fillings for several months straight and we have had our median home price dragged through the mud. But the one thing that you didn’t hear a peep about was how successful the High End High Rise Condo sector has done. Some people may have reported on the luxury Home sector doing just fine through out all the chaos but no one but myself has actually reported until now on how much of an extremely huge increase in value the Ultra High End LV High Rise Condos received from the beginning of this year to date compared to all of last year.

Lets get straight into the numbers here. Last year from 1/01/07 to 12/31/07 there were 94 recorded High Rise Condo Closings. From just the beginning of this year to date there have been 95 recored closed High Rise Condo transactions. Interesting, but wait it gets better. Last year the recorded median sold price per square foot for the entire year for a High Rise Condo was $505.68. From the begging of this year to date the median recorded sold price per square foot is $455.93 a 9% decrease which isn’t bad considering all of the current market conditions like the tightening of lending regulations. On the High end side of things it’s a whole new ball game. OK, last year the recorded high end sold price per square foot for the entire year for a High Rise Condo was $1134.62. From the begging of this year to date the High end recorded sold price per square foot is $1830.66 which is a whopping 38% increase. Thats a staggering increase and it’s due to several things. The first thing i feel is a major contributing factor is several developments have been completed adding to our re-inventory and world wide interest in Las Vegas’s High Rise Condo living opportunity. Another thing that has happened that i feel is creating an increase in purchasing of Las Vegas High Rise Condos is the affluent foreign buyers are taking advantage of the weak dollar and are purchasing Real Estate particularly Las Vegas High Rise Condos on the higher end. Things may be down a little but i can certainly tell you that the higher end High Rise Condos are not phased at all by anything happening economically. The next six month of this year will be more exciting than ever before so continue to read and enjoy.

Big Cash Hits Vegas But Not At The Tables


I have been reporting on the local High Rise Condo market and it’s latest activity for all my readers and everyone interested in the oppotunity’s it has for the simple reason to clear the air of all doom and gloom talk because the sun is always shininng in Las Vegas. The credit crunch has hurt many people through out our Nation, oil & gas prices through the roof have taken a signifigant toll on everyone, foreclosure rates at all time highs are forcing familys to loose their homes, and a weak dollar is not good for any of us. Over the last year there have been huge record breaking sales of ultra luxury propertys from estate homes to High Rise Condos and most of them have been for straight CASH. Not many people have covered this type of activity because unfortunatly the masses eat up drama like there is no tomorow. This means alot in my opinion because i see big money moving into town which means the city is about to experience something it’s never experienced before. This amazing turn around/ come back or what ever you would like to lable it will not be instant but there will be a noticable change approching fast. Now if you have been observing the market for some time just waiting and watching and debating whether or not you should buy a Las Vegas High Rise Condo or Luxury Estate Home let me make something perfectly clear SNAP OUT of it and BUY BUY BUY like you have never bought before because prices are just right and with the right representation you will definatly win like you’ve never won before.

Lets me expalne something for those who might not be following me. Peoples have experienced emotional disstress over having everything in their lives turned upside down from gas to grocerys they can’t imagine purchasing a house because NOBODY else is for one and secondly the media tells them the horror stories right before they go to sleep at night. If you are smart and educated you can see this is a perfect time to buy because prices are at all time lows, sellers are extremly motivated and more and more peopl are due to catch on to this so prices will naturally rise once agian to places we have never seen before. These are confusing times but if we listen to comon sense, reman calm and aline our selves with true profesionals we can aviod regretable mistakes.

Lv ’s Strategy to attract more International visitors


I just read a article on the Las Vegas Review journal that talked about plans to attract more international buyers to the valley. There goal for there marketing efforts are to raise the annual visitation to the valley from International tourist from 12 percent to 18 percent of the people traveling to the valley by 2020.I think Its a great idea and It will definitely help fill the new hotel rooms under construction and also I believe it will attract more buyers for the Luxury High rise market here in Las Vegas. Great news the Strike is over


I just watched the local news stating that the strike at City Center and Cosmopolitan is over less then 24 hours after it started. City Center Workers walk off Job

I reprted last night that MGM’s Multi million dollar development was getting ready to lose one of it’s main assets, it’s construction workers. Work usually goes on around the clock at CityCenter, the largest private commercial development in U.S. history so if workers aren’t working there will be delays with the completion of the massive multi billion dollar develeopment. It’s sad to see so many people loose their lives on the job, this latesyt death was the sixth person to have lost their life at MGM’s City Center construction site. Workers have formed a picket line in front of the developments strip entrance. There is no time line set for how long work will be stopped on City Center but according to sources the workers are refusing to go back to work under the same unsafe conditions.
